This spring marks an important milestone for the Ateneo project: the completion of the TODI apartment buildings, a complex that was delivered three months ahead of schedule.

This achievement confirms not only the pace of construction but also our commitment to quality and our dedication to fulfilling the promises made from the very beginning. The TODI buildings comprise:

  • 160 apartments
  • 12 commercial spaces on the ground floor of the buildings

All the apartments were sold out approximately six months before construction was completed, reflecting the confidence placed in the project and the growing interest in the northern part of Timișoara. Today, this development is no longer just a plan or a promise—it is a real, established community.

During this period, most owners have completed the home acceptance process by signing the handover reports. The apartments are finished and ready for occupancy, and the entire process is now in its final administrative stage:

  • The buildings have been registered
  • The process of dividing the units is underway
  • Individual property titles (CFs) will be issued for each unit

This is the final step before each apartment is fully recognized as a separate legal entity.

One of the most important features that define the TODI apartment buildings is that no two apartments are alike. Each owner had the opportunity to customize their home:

  • individually selected finishes
  • different combinations of materials and colors
  • decisions tailored to their own style

The result is a vibrant, authentic community where every space reflects the personality of its residents. We’re not talking about cookie-cutter designs, but about unique homes.

As construction was completed, the outdoor areas were also landscaped, so that the community offers a complete living environment:

  • landscaped green spaces and installed lawns
  • a children’s playground, already completed
  • marked and organized parking spaces

All these elements contribute to a well-rounded living experience, where comfort extends beyond the apartment’s interior.

Development of the area continues. The design process for a public park spanning approximately 17,000 square meters has already begun; it will complement the complex and significantly enhance the quality of life for future residents. Completion is estimated for the fall of 2027.

What’s next? The RIVA buildings!

With the completion of the TODI buildings, the Ateneo project moves forward. The next phase consists of the RIVA buildings, which will include:

  • 260 residences
  • location across from the future park
  • premium finishes and new customization options

Construction is scheduled to begin immediately after Easter, marking the start of a new phase of development.

TODI buildings are clear proof that a project can be:

  • delivered on time (even ahead of the initial estimate)
  • fully sold out before completion
  • with a high level of apartment customization
